Jeff Smith is the Managing Partner responsible for leading firm’s strategic, corporate, asset management and property operations activities. Under his direction, since being named President in 2017 the firm has grown assets under management (“AUM”) 55%. Jeff previously served as the firm’s Controller from 2001-2007 and its CFO from 2008-2017. He is a member of the management and investment committees. Jeff had previously worked in Ernst & Young’s audit practice where he was responsible for on-site management of the audit process. His clients included Farallon Capital, TRW, and National Technical Systems. He also participated in the initial public offering of Endwave Technologies (ENWV). Prior to Ernst & Young, Jeff worked for The Walt Disney Company, Los Angeles Dodgers, and North American Honda Corporation. Jeff recently served as the Chair of the San Francisco District Council of the Urban Land Institute (ULI). He also serves on the ULI Multifamily Blue Product Council and is a member of the National Multi-Housing Council and the USC Northern California Alumni Club. Jeff has a B.S. in Business Administration from the University of Southern California.
David Feinberg is a Managing Partner, the firm’s Chief Investment Officer and is responsible for all acquisition and disposition activities. He is a member of the management and investment committees. Prior to Sack Capital Partners, David was a Vice President of Acquisitions with Sares Regis, with primary acquisition responsibility for value-add multifamily properties in the Bay Area and Pacific Northwest. Before joining Sares, David served as vice president of acquisitions at RREEF. He was responsible for identifying, negotiating, underwriting and closing purchases, both direct and joint ventures for RREEF clients. Prior to RREEF, David was Vice President with Sterling Education Properties, where he was responsible for student housing acquisitions. Prior to Sterling Education Properties, David was with Archstone Smith, where he was in the acquisitions group covering the Pacific Northwest first and later the East Coast through the Boston office. David has a B.A. from the University of Puget Sound and an M.B.A. Northwestern University – Kellogg.
Bill Gerhardt currently serves as the firm’s Managing Director of Capital Improvements, responsible for all capital improvement projects across the portfolio. Bill also manages the physical due diligence for all new acquisitions. Bill has 14 years of experience in real estate renovation, construction and facilities management. His principal strengths are in leading diverse teams to successfully complete projects on time, on budget and with high quality, establishing strong relationships with suppliers and service providers, and motivating others to consistently achieve outstanding results. Prior to joining Sack Capital Partners, Bill was a Vice President of Capital Projects with Carmel Partners, Throckmorton Partners, and ATC Partners, in addition to doing the same for his own investment properties. Before his career in real estate, he worked in finance and business consulting. Bill has a B.A. in Quantitative Economics from the University of California San Diego and an M.B.A. from Stanford University Graduate School of Business. He also holds a California Real Estate Broker’s license.
Tiffanie Byrd currently serves as Managing Director of Operations for the firm’s portfolio of multifamily communities. She oversees and leads all property management activities including staffing, marketing, budgeting, maintenance, policies, procedures, and transitioning assets on purchase and sale. Tiffanie joined Sack Capital Partners following almost 6 years with UDR as a Regional Manager leading a portfolio of 2,300 apartments and $85 million in annual revenue. In this role she executed consistent growth strategies, delivering expectation exceeding dividends for investors. She created a culture of care and inclusion, developed strong on-site teams, implemented industry leading technology solutions, and contributed to value-add capital design concepts for properties in her portfolio. Prior to joining UDR, Tiffanie served as a General Manager for Carmel Partners, Archstone Apartments and Avalon Bay Communities following an 18-year career in the hospitality industry. Tiffanie has a Bachelor of Business Administration degree from Canterbury University.
Samantha Kroll is currently the firm’s Controller and Human Resources Leader. She is responsible for accounting operations of the company including the production of periodic financial reports, maintenance of an adequate system of accounting records, and a comprehensive set of controls designed to mitigate risk, enhance the accuracy of the company’s reported financial results, and ensure that reported results comply with generally accepted accounting principles. Samantha has been apart of the Sack Capital Partners team in a variety of roles for 8 years. Prior to joining Sack Capital Partners, Samantha was an Accounts Payable and Accounts Receivable Coordinator at Franz Collection, Inc. Samantha has a B.A. from San Francisco State University.
Kirby Sack had been responsible for leadership and management at Sack Capital Partners affiliates since 1989. In 2022, with the future management team firmly in place, she plans to transition to a Senior Advisor to the firm. Prior to entering the real estate business, Kirby was a small business lender. Kirby is a member of the policy advisory board of the Fisher Center for Real Estate and Urban Economics at the University of California at Berkeley, and a member of the National Multi-Housing Council, and Lambda Alpha International. She was also a founding board member and chair of the Northern California Community Loan Fund (now Community Vision) and served as a member of the board of directors and executive committees of the San Francisco Chamber of Commerce and the San Francisco Bay Area Planning and Urban Research Association (SPUR), and on the board of the Yale School of Management Alumni Association. She is also a past board member of The Swig Company. Kirby has a B.A. from Harvard University and an M.B.A. from the Yale School of Organization and Management.
